We could not identify any county planning document, budget line, or agenda item addressing skilled-nursing or assisted-living capacity against the projected 80+ population.

The county's hurricane evacuation clearance-time study may be from 2010
Concerns: Nassau County Emergency Management
The most recent regional evacuation study we can locate that includes Nassau County clearance times dates to 2010. The county has added roughly 30,000 residents since. We have not found a newer study or an update.

Nobody can say how many assisted-living beds Nassau County has
Concerns: Florida Agency for Health Care Administration; Nassau County
AHCA licenses each assisted-living facility individually and publishes no county aggregate. Five licensed Nassau ALFs are identifiable by name; their combined licensed capacity is not stated anywhere we could find.
What would settle itA list of every licensed ALF in Nassau County with licensed bed count, from AHCA's licensure database.

The county has not published what the property-tax amendment would cost it
Concerns: Nassau County Office of Management and Budget; Nassau County Property Appraiser
Other Florida counties have published their estimated revenue exposure under the November 2026 homestead-exemption amendment. Nassau County has not, and the homestead vs. non-homestead taxable-value split needed to compute it is not in any public budget document we've found.
What would settle itThe county's homestead / non-homestead taxable value split for the 2026 roll, and any internal fiscal-impact estimate prepared for the commission.

No one has published how many more homes the comprehensive plan allows
Concerns: Nassau County Planning and Economic Opportunity
Every 'overdevelopment' argument in the county is conducted without a denominator. We have not found a published buildout analysis of the Future Land Use Map — the total residential units the plan permits at full build — or a ledger of entitled-but-unbuilt units.
What would settle itA FLUM buildout analysis, or the county's entitled-unit tracking, if either exists. If neither exists, a statement to that effect.
